The weekend is here! Great Weather in Palm Springs - How awesome is that?
This week we have had extra great weather. Cooler and dry so those evaporative coolers are working great. Just love living in the Desert.
WHAT IS GOING ON IN THE NEW HOME COMMUNITIES: This week THE DESERT SUN, our local paper, ran an article about the huge drop in new home sales - off some 58%. I know I am seeing amazing promotions and deals being offered by these communities to get buyers in the door. I had a few people ask me what the resistance is all of a sudden to these communities. Most of them are very nice and offer attractive packages that people like. My personal take on this is that, as the market returns to a more normal pace and the builders slow their construction schedules, the longer the residents have to wait to be able to turn these homes. I always caution my buyers that if you are buying in a brand new community where they have many thousands of homes to build you will be competing against the builder for many years to come in the sale of your home. If for any reason you think that you might be moving in less than 3-4 years perhaps these communities are not where you should be looking. On the other hand sometimes buying into these communities as they are finishing out and the area is completed you can pick up a quick deal on a builder closeout, still get a new home and be able to sell quicker. One caveat here is that be sure that you look at the whole community not just one neighborhood. Does the neighborhood adjoin a huge area of new development? Then you are putting yourself in the same boat.
A good agent will always help you look at the bigger picture. Be sure you are working with a Realtor before putting down your hard earned money.

Have you had a chance to see the new tv show 1000 Places to See Before You Die? Look in your local listings for the Discovery Channel. It is really a great show, I recently saw the episode on Cambodia. Really, really interesting. Even if you can't ever travel to these places what an eye opener! Great photography and a real fresh take on unusual places.
