Last month we said that if anyone had any doubts that the housing market, at least in the Coachella Valley, is picking up these numbers will end them. Ditto this month. An astounding 31.7% increased in closed
Valley wide we saw 1025 homes sold, which was leaps and bounds over the 778 in February. Additional good news in the numbers is that the per square foot price of the median sold home was $207 the best number in more than 12 months.
Valley wide there were only 4225 homes for sale the lowest number in more than five years! The existing inventory would be totally gone in just 4.1 months if no other homes came on the market. The rental market continues to be strong and is responsible – at least partially – for the reduced inventory. Owners that cannot sell for the price they want can easily rent their homes.
National media, which is always behind the actual trends, is starting to run major articles about the affordability and the likelyhood that prices will not stay this low mch longer. The tide is changing and though prices are not rising yet it seems possible that we are on the edge of a turning point. Lack of construction, people staying put, a healthy rental market and ever expanding options for troubled homeowners are contributing to the serious contraction in the supply of homes. Tight supply always leads to higher prices.
